【大紀元2013年09月16日訊】（大紀元記者陳光澳洲悉尼編譯報導）「繁榮澳洲」的活動項目經理克萊爾（David Collyer）最近撰文建議年輕的買家在目前的房產市場的狀況下，不要買房，而應先存錢，租房住。

據澳洲房產觀察網報導，克萊爾在文章中稱，房產投資專家瓦根特（Peter Wargent）幾個星期前曾在本網站上發表文章取笑他在2012年預測地價會迫在眉睫的大幅修正。瓦根特說，自從房地產市場從2012年中的低谷走出， 價格並沒有下降20％，甚至沒有下降15％。」 但克萊爾表示， 目前價格仍遠低於2010年的峰值，加上持續3年的2-3％的通貨膨脹率，房產價格的變化已經開始受到傷害。

克萊爾表示， 顯然他的呼籲是大膽的， 尚未發生大澳洲土地泡沫的破裂，負債纍纍和銀行的經濟災難仍在前頭。 他警告那些想要買房的年輕人，不要在目前的市場高潮中大量借貸，把自己一生的收入投入買房中。

他敦促這些年輕人租房，與買房相比， 這絕對划得來。如果一個負扣稅房產投資者要補貼我們的生活方式，我們將有他的錢。他敦促年輕人大量存錢。如果租金是死錢，同樣的做法，支付利息也是死錢。 以支付銀行的經濟租金換取支付一套房子的租金是沒有意義的。他還敦促年輕人建立自己的信用評級，這樣他們可以在未來獲得貸款。此外， 他也敦促年輕買家等待勢在必行的價格修正。

對於瓦根特列舉各種主流有關未來會適度上的預測，以及「如果市場預測正確會怎樣？」的質問，克萊爾表示， 如果這些預測是正確的， 那麼，租房將繼續是一個令人瞠目的交易。

克萊爾還表示， 他對於負扣稅者堅持年復一年，月復一月的把大把鈔票放入租戶口袋的做法感到吃驚。 150萬「房主」有180萬出租房產。幾乎所有的都是中產階層。他們付出了非常高的價格，以減少他們的所得稅。

克萊爾指出，在住宅市場上，目前租金投資者在所有買家中占的比例是35％左右。按照目前的房價租金比率， 他們將永遠不會有適當的回報。

他認為有錢人不會介入低現金回報、高額借貸風險和高額房產維修費用等的資產交易。如果他們喜歡磚頭，更好的回報是沒有壓力的商業房地產。

他建議應避免非流動性資產、稅後債務、低回報和高風險。他認為這些正好是澳洲住房市場的寫照。所以，現在不要買！

【綜合報導】聯合利華舉辦全球「AXE太空人選拔」，台灣區結果出爐，模特兒吳允瀚和大學生劉人碩從千人海選中勝出，將赴美參加太空營，爭取成22名太空旅行團成員；一旦成行，將是首位上太空的台灣人。

23歲的吳允瀚從小在南非長大，是南非橄欖球校隊隊員。他說，對語言能力有信心，體力也不輸外國人，將準備國旗貼紙，上太空打算將貼紙貼在胸口上，並高喊「我愛台灣。」
同為23歲的中興大學獸醫系學生劉人碩，父親為飛行員，爺爺是空軍退役，他從小對飛行和上太空很感興趣，但因近視未能圓當空軍的夢想，獲悉自己也能參加太空體驗營時狂喜不已，他說：「最想體驗在太空吃東西的感覺。」

之前自從使用過雪肌精的洗顏粉之後就愛上洗顏粉了 用了一年終於快把雪肌精用完...超大罐orz 想換換新口味就研究了一下目前市面上的洗顏粉 無奈水平衡停產之外，除了蒂芬妮雅其他的都是專櫃價格了 所以就趁著醫美節買了NOV，到屈臣氏順手帶了蒂芬妮雅潔顏粉 前兩天住外面就帶了蒂芬妮雅先開來試試 第一次倒了跟平常雪肌精同樣的使用量（一元硬幣） 兩手一搓...仍然液狀毫無反應，只有幾顆巨大的泡泡 想說是不是加太多水了...乾脆洗掉，試第二次 這次用的是平常使用量的三倍！ 水也是一點一點的加，起泡量卻不如雪肌精的三分之一 真的是太誇張了！！！ 洗在臉上也是超稀泡泡水的感覺，出了浴室我直接把整罐丟進垃圾桶！ 然後隔天我臉上還起了兩顆痘痘　囧 自從用健康水到現在我一顆痘痘都沒長過！ 還好這瓶很便宜，因為至少比起雪肌精這瓶實在差多了... 打折的時候一條一百左右的潤肌精洗顏霜都比這個好用太多太多太多了！ 超級大地雷啊這瓶 -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 60.251.236.187
